Booking Conditions
1. Contract of hire becomes effective once the owner has received full and final payment and has sent written confirmation to the hirer. Bookings cannot be made by persons under the age of eighteen.
2. Terms stated are per week unless otherwise agreed after consultation with the owner.
3. A deposit of twenty five percent is required to reserve the property and the balance must be paid no later than eight weeks prior to the start of the holiday. If full balance is not paid on time the owner reserves the right to cancel the holiday booking and retain the twenty five percent already paid. Bookings made less than eight weeks before the start of the holiday must be paid in full at time of booking.
4. The owner reserves the right to refuse any booking.
5. The holiday rental price includes all charges for electricity, water, oil, Sky television and broadband.
6. The owner reserves the right to cancel or alter arrangements made for you whether before or during your visit arising from circumstances beyond the owner's reasonable control.
7. The owner will not be liable for any damage or injury caused by the persons renting the property if they attempt to interfere with the workings of any equipment provided in the property.
8. No more than six people to be resident in the property. The accommodation shall be for family use only, not for youth groups or other groups or student parties. Sleeping in caravans and motor vehicles adjacent to the property is not permitted.
9. The booking is personal to the hirer and cannot be assigned for anyone elses use.
10. The owner reserves the right to ask the hirer and his or her party to leave the property without compensation or notice if this is deemed necesary by the owner if there is a breach by the hirer of the booking conditions, or their behaviour is such to endanger the safety of others. If any anti social behaviour, excessive noise or nuisance is reported to the owner then the owner has the right to withdraw the use of the property instantly without compensation.
11. The owner is allowed access to the property at any reasonable time during the occupancy.
12. No pets or animals of any description are allowed at the property during the period of occupancy.
13. In addition to the cost of your holiday a refundable securing deposit is required to cover the cost of breakages, damage to the property, extra cleaning if required or loss of property keys. In the case of serious loss or damage as a result of hirer negligence, the hirer will be responsible for appropriate compensation to cover replacement of damaged or lost items.
14. The property cannot be used for any dangerous, offensive, noisy, illegal or immoral activities or carry on any act that may be a nuisance or annoyance to neighbours.
15. The hirer must comply with any requests made by the owner in the welcome folder.
16. Smoking is not permitted in any part of the accommodation either inside or out.
17. The owner will not be responsible for the hirer's and his partys' belongings whilst in the property.
18. The hirer shall be liable for any damage that he /her or their party causes which may render the property unsuitable for letting. This will also include loss of earnings from the property.
19. Arrival time at the property will be no earlier than 4 pm on the agreed date and departure must be before 10 am on the last day of the agreed holiday.
20. Please check all details on receipt of deposit letter which will be sent to you on receipt of the deposit as these details cannot be rectified at a later date.
21. If any item in the property gets damaged or broken please inform the owner. Please check the inventory on your arrival.
22. All information given as to the contents in the property are correct at the time of booking but in the event of an item not being available, for example televion being repaired, we will endeavour to inform the incoming occupant as quickly as possible. No negotiation on rental price will be accepted in these cases and we will replace or repair items as quickly as possible.
23. The hirer shall not be entitled to a tenancy, or any shorthold or assured tenancy or any protection under the Housing Act 1988 or other statutory security of tenure.
24. The information required on the booking form must be completed in full and the terms and conditions box ticked to process the booking.
Cancellation Conditions
1. Please notify the owner if you have cause to cancel at any time after the initial booking form and deposit have been acknowledged by the owner.
2. All reservation deposits are non returnable.
3. Less than eight weeks before the holiday starts and after the final money has been paid, it will only be possible to return this money if it has been possible to re let the property. If the property cannot be re let the hirer will forfeit the full cost of the holiday. We reccommend the hirer is covered by a personal holiday insurance.
The construction, validity and performance of booking and cancellation conditions shall be governed by the law of England and Wales and both parties submit to the non exclusive jurisdiction of the UK courts.
